Our standard inspection, performed to meet or exceed ASHI's Standards of Practice, takes an average of 3 hours, and longer for larger homes/buildings, or severely neglected properties. It involves a generalist's comprehensive, noninvasive, visual observation of the readily accessible, safely reachable components of the eight major systems of the home or building, without jeopardizing the safety of the inspector or other participants, or risking damage to the property or its contents. We screen for over 600 potential major and minor deficiencies. You will receive a confidential, detailed, user-friendly, easy-to-understand, on-site report, The Home Guide, together with supporting narrative explanations and possible solutions, in an illustrated, 200+ page homeowner's manual. We provide a system-by-system listing of important visible components, commonly found problems, and any major deficiencies observable on the day of the inspection. We discuss problems, possible solutions and preventative maintenance tips, and provide free follow-up telephone consultation, for as long as you will own the property. You will receive three copies of the report: for you, your attorney, and with your permission, for your real estate agent. Upon request, we also offer “inspection plus” more in-depth inspections and a wide variety of supplemental inspection services and photographs. Client Participation: We urge our clients to attend and to be fully involved in the process. The whole purpose of a home inspection is so that YOU are better prepared to be a homeowner, to protect your investment and gain peace of mind! The inspector will discuss his findings, answer all your questions, and acquaint you with the systems and components, as well as their operation and proper maintenance. He will discuss ways to improve energy efficiency, to reduce your utility bills and to increase the comfort of your home/building. We indicate the location of utility shutoffs to help prepare you in the event of a future emergency. We identify potentially dangerous items and amateur workmanship and often save our clients thousands of dollars in unforeseen repairs.
